2019 FHA Loan Limits in Louisiana

If you’re planning to buy a home in Louisiana, there are a lot of things to consider. Besides choosing your perfect dream home, you’ll need to think about financing. If you don’t qualify for a conventional mortgage, consider applying for a loan insured by the Federal Housing Administration, or FHA.FHA loans can be made to borrowers with credit scores of 580 or above, with down payments as low as 3.5%. Even if your score falls below 580, you may still qualify for an FHA loan, but you will have to put down at least 10%.
FHA loans are attractive to a growing number of Louisianians. Borrowers in the state comprised 1.33% of FHA loans made in the United States in 2018. That’s up from 1.26% the year before.

The Louisiana housing market varies considerably, depending on where you are in the state. The median home value in Louisiana was $152,900 as of 2017, but the numbers change based on where you’re buying. In Baton Rouge, for example, the median home price is $247,000, and in New Orleans, it’s $309,950 as of publication.
Those prices are among the highest in the state, but they still fall close to or under FHA loan limits for Louisiana. The FHA sets loan limits each year based on current housing prices. This year, the maximum FHA loan amount that can be taken out for a single-family home in Louisiana is $314,827.

How are FHA loan limits calculated?
The FHA releases new loan limits each year according to area housing prices. Nationally, the “floor” for FHA loan limits in 2019 is $314,827 for a single-family home. Loan limits adjust upward to a “ceiling” of $726,525 in high-cost locations.
The limits in each state can vary by county based on local property values. The range for a multi-family property is, of course, higher than for a single-family unit. However, the FHA loan limit for a single-family home is $314,827 for all of Louisiana in 2019.
