2019 FHA Loan Limits in Michigan

If you’re a Michigan resident interested in financing a home, you may be considering an FHA loan. FHA loans are attractive because they come with low down payments and closing costs, and they’re easier to qualify for than conventional loans.

According to a 2016 FHA report, 26.1% of the total FHA mortgages in the U.S. came from the Wolverine State. The data, which is the most recent available, stated that about a quarter of the 99,311 homes financed in Michigan 2015 were purchased with FHA loans. In 2018, FHA mortgages in Michigan accounted for approximately 3% of all FHA loans across the country.

Data from the National Association of Realtors reveals that home prices in Michigan rose in 2018. The NAR found that the median home price for an existing single-family home in the Ann Arbor area during the third quarter of 2018 was $286,200. It was $199,500 in Grand Rapids and $155,500 in Lansing. These prices represent increases of 6.7%, 9.4% and 9.2%, respectively, when compared to the third quarter of 2017.

FHA loan limits are set and adjusted each year to reflect the change in average U.S. home prices. In 2019, the FHA loan limits for a single-family home in Michigan range from $314,827 to $316,250, depending on the county.

How are FHA loan limits determined?

FHA loan limits are set by the U.S. Department of Housing and Urban Development (HUD) and based on conforming loan limits, or how large of a mortgage Fannie Mae and Freddie Mac will purchase. That limit in 2019 is $484,350.

The “floor,” or the largest mortgage the FHA will issue in most of the U.S., is set at 65% of the conforming loan limit. That’s $314,827 for 2019. The FHA “ceiling” applies to high-cost areas and is set at 150% of the conforming loan limits, or $726,525 in 2019.
